URGENT - Wetland controlled burn
Communication from Pizzo
Northwest property and the board of directors have been told that a controlled burn of the wetland is planned for the near future. All residents had a sign placed on their door from Pizzo informing you of the potential for a prescribed burn coming soon.
NOTICE TO HOMEOWNERS - Yard waste in Wetland - Illegal
Notice to homeowners
In the most recent stewardship visit from Pizzo, it was reported that landscape waste had to be removed from the wetland. This is a reminder that this is illegal to dump residential yard waste into the wetland. The Army Corps of Engineers can assess fines to those homeowners caught dumping these trimmings into the wetland. Thank you for your cooperation as we are working very hard to manage the wetland and do not need extra costs to be incurred for this large project we have going on.

RE: HOA Special Assessment for 2023-2024-2025
Included in this mailing is the 2023 Harvest Run Special Assessment Statement Due June 1, 2023.
The Special Assessment was approved at the January 17th, 2023 Board of Directors Meeting. The Board of Directors has been working with the City, and Pizzo and Associates (Vendor), for a Wetlands Maintenance and Controlled Burn Program. The special assessment is for the purpose of funding the contract for the Wetlands Stewardship and Controlled Burn and related expenses with Pizzo & Associates.
Over the past few years, the Board of Directors has received a lot of feedback on the conditions of the wetlands and storm-water detention areas of the association. Many homeowners have asked for a controlled burn to reset the ecosystem. The Board of Directors has reviewed several proposals, and met with vendors to discuss the management of this area. The vendor that was selected is Pizzo & Associates. Pizzo and Associates is a professional natural areas restoration & management company. They have performed many successful wetland burns, restoring and managing natural areas and sustainable landscapes throughout the Midwest. They proposed a controlled burn, reseeding of the wetlands buffer, with a 3-year stewardship program to support the success of the program.
The special assessment shall be due and payable on the first day of the month per the following schedule:

Architectural Changes
All exterior changes must be approved by the Board of Directors prior to constructing.
Homeowners must complete the Architectural Request form which can be obtained from NW Property Management or downloaded from Harvest Run HOA website. Send project specifications and your plat of survey indicating location of improvement to NW Property Management. Your information will then be forwarded to the Board of Directors for review and approval.
As a rule of thumb, exterior projects such as painting, landscaping and replacing a garage door require BOD approval as do any project that requires a City of Crystal Lake permit. For example if installing a deck, fence, patio, shed, walkway, driveway, swimming pool, hot tub, roof or windows.
Vehicles in Disrepair
No inoperative or unlicensed motor vehicle shall be parked, kept or stored on any premises, and no vehicles shall at any time be in a state of major disassembly, disrepair, or in the process of being stripped or dismantled. Such work is to be performed inside a structure or enclosed area approved for such purposes. This is both a violation of the Association Rules & Regulations as well as a violation of the City of Crystal Lake, Motor Vehicle ordinance.
Trash Containers
In order to maintain the cosmetic appearance of the property, the Association requires that all Residents remove their trash containers from the driveway and store either in the garage, or in the back yard of your lot.
The trash containers may be brought out the night before your trash pick up date, and then removed from the driveway the evening of pick-up.
Commerical Vehicles
Commercial vehicles are not allowed on the driveways, and must be parked within the garage. Trucks, recreational vehicles, boats, trailers, motorcycles, are not allowed on the driveways for more than seventy-two (72) hours at a time, or not more than twice during a month's period, without Board of Director's permission.
Pet Owners
Please be courteous to your neighbors and don't allow your pets to stay outside barking throughout the day or night.

**2021 Annual Homeowners Meeting**
You should have received a mailing with the proxy letter and the information on the Virtual Annual meeting that will be held on October 13th, 2021 @ 6:30 PM. If you have questions or concerns that you would like to bring up, there will be an open forum at this meeting.
